A New Chapter In Central Oxford

Pioneer has secured planning permission for a new 100,000 sq ft workspace at 1-12 Magdalen Street, delivered in partnership with The Crown Estate and Oxford Science Enterprises.

Positioned in the heart of the city, the scheme will reimagine the former Debenhams building as a carefully designed environment for science and technology businesses. The building will bring together high-quality laboratory and workspace, shared amenities and considered communal spaces, supporting organisations from early research through to scale.

This marks Pioneer’s first location in Oxford and a significant step in extending our community into one of the world’s most established science ecosystems.

What’s Next?

Construction is expected to begin in the first half of 2027, with completion targeted for 2029.

This will become one of the most exciting new destinations for science and technology in Oxford, and we are proud to be driving this next phase forward.
